When Leasing Office Space It Often Pays The Landlord When You Wait Until the Last Minute

Often I get calls from business owners who are either considering leasing office space for the first time, renewing an existing lease, or interested in relocating their office altogether.
One thing that a lot of them have in common is that they have waited until the last minute to do so. The time needed to lease office space, done correctly and to your benefit, should never be underestimated. While it is possible to find good deals in a short amount of time it’s best to plan ahead at a minimum 4-6 months before your desired move in date and/or your existing office lease expires.
Searching for new space?
There are instances where you can find and occupy a space within 30 days. Factors that determine if this is possible are the size of space you’re leasing,…
The Woodlands Build-out and New Springwoods Village Development
Monday, January 31st, 2011 at 12:14pm. 4514 Views, 0 Comments.
People are wondering ...wassup in the woods?
The Woodlands, a master-planned community in south Montgomery County, has several developments and upgrades underway, including the widening of Kuykendahl from FM 2920 north to Woodlands Parkway.
Creekside Park, the newest village in The Woodlands, is still building out, and Tomball ISD is building a second elementary school, slated to open August 2012.
Furthermore, a parcel of land recently cleared at the northeast corner of Augusta Pines and Kuykendahl has led to speculation of further homebuilding.
But that's not the case everywhere. Susan Vreeland-Wendt, director of marketing for TWDC, said "the Woodlands Development Company is doing pre-development work on a 5.5-acre commercial/church site. But, there are no…
Swami Says Houston Economic Future Looking Bright in 2011
Monday, December 20th, 2010 at 2:55pm. 3226 Views, 2 Comments.
It seems like the country’s economic news swings on a huge pendulum - jobs / manufacturing / home prices are up one week and down the next, or sometimes seemlingly on the same day. Are we inching towards recovery, or is it “one step forward, two steps back”? For Houston, at least, it seems like a sustainable pattern of growth is starting to emerge. That’s according to a report released this week by the Greater Houston Partnership on Houston’s 2011 economic outlook.
First, the not-so-great news. The government has thrown a few curve balls our way, what with changes to the NASA budget and new safety regulations on off-shore drilling which have idled some rigs and exploration companies - not to mention state and city budget woes which will likely lead to…
From Dust to Diamonds to Courtroom Drama - The Sakowitz Brothers of Houston Texas
Monday, November 22nd, 2010 at 12:53am. 1905 Views, 2 Comments.
With the busiest shopping day of the year just around the corner, it seems fitting to take a look back at one of the most iconic stores in Houston history - Sakowitz. Whereas the northeast had R.H. Macy’s and Gimbels, and Dallas had Neiman Marcus, Houston had Sakowitz - our very own, home-grown luxury department store, started from the ground up. And while times have changed, the impact of those old Sakowitz stores can still be felt in Houston’s retail world.
In 1900, Simon and Tobias Sakowitz were 15- and 17-year-old sons of Ukranian immigrants living in Galveston, working as store clerks for 10 cents a day. Within two years, the two ambitious teenagers had saved enough money to open a new store, one with a dramatically different notion than simply…
FINANCING YOUR HOME: Lease with an Option to Buy
Thursday, September 9th, 2010 at 4:19pm. 1181 Views, 0 Comments.
This means of home buying was popular some years ago but then faded during the time when obtaining a mortgage was very easy for most prospective buyers. Now that the market has softened with many buyers having difficulty being approved and sellers having difficulty obtaining their desired selling price, leasing with an option to buy is becoming a viable alternative in the market place.
Leasing with an option to buy is frequently helpful for buyers who need time to save up for an adequate down payment or to improve their credit score.
The way this usually works is that the buyer pays a lump sum upfront - which is nonrefundable - for the right to buy the house in up to three years. The option payment can be several months’ rent or a percentage of the…
Angelikas Final Act in Downtown Houston

After a lease dispute with their downtown landlord, the Angelika Film Center, a New York institution, closed its doors last Sunday after 13 years at the Bayou Place. However, Houston residents need not be disappointed, as of Monday morning the purveyors of the theater were already seeking a new Houston location.
The theater was a local hub for independent film, and brought a cultural aspect to the downtown area that many Houston residents found refreshing. The closing last Sunday felt abrupt and now there is one theater left in the area that specializes in independent films, the Landmark River Oaks. Disappointed residents will be forced to wait as a new location for the theater is sought.
"Look, some people don't like foreign films, some don't like art house…
Houston Real Estate Developers Integrate Work, Rest and Play

Mixed-use developments are reemerging throughout the country. A mixed-use property is typically a multi-level building that provides residences on the upper levels, while also offering office and retail space. It is essentially a one-stop shop for residents, allowing them to live, work and shop right in their own back yard.
Once a staple of city life, mixed-use buildings were common urban dwellings. During Houston’s bustling beginnings, there were many mixed-use properties around downtown until suburban living took hold. As Houston grew, city dwellers moved into planned residential neighborhoods that now reach far outside the city’s limits.
Recently, mixed-use residential projects have returned to urban areas with properties cropping up in all major U.S.…
