Four Reasons Why Houston Real Estate May Be Hot During the Holidays

General logic suggests that the holiday season is rather quiet as far as Houston real estate is concerned. With all manner of distractions robbing the attention of potential buyers, very few agents would advise a seller to market his or her property this time of year without a significant degree of patience.
Opportunities, however, do often present themselves for any homeowner willing to resist the temptation to pull down that “for sale” sign for a few months. Consider the following four reasons why Houston real estate may heat up during the holidays:
- December attracts “serious” buyers – It doesn’t require a lot of effort to check out open houses when the weather is spectacular and gift-giving and party-hosting duties are a distant memory. But rest assured, anyone hunting for a house this time of year needs one. So rather than fend off consistent lines of tire-kickers in the spring, fortunate December sellers may have the chance to welcome serious buyers. Some believe that if you don’t sell your house by the time school begins, the odds of doing so appreciably drop. While this might be the case, December listings could still bring the right buyer.
- The first-time homebuyer credit is still available – The federal first-time homebuyer tax credit of up to $8,000 was extended through April 30, 2010. Some would propose that this extension diminishes the buyer’s urgency to close on a property in the near term. On the brighter side, the credit still has the power to draw many new customers off the sidelines.
- The new homeowner credit – Not only has the government offered to reward first-time homebuyers, but existing homeowners also have the chance to secure a $6,500 tax credit upon sale of their properties. The homeowner must have lived in his or her home for at least five years. The motivation behind this credit is to move as many homes as possible, while giving current owners the opportunity to improve their situations by taking advantage of bargain prices.
- Houston weather is rarely bad – Sellers in more frigid climates are forced to battle rain and snow in order to invite potential buyers. Houston real estate, however, doesn’t have to contend with much weather variation. December temperatures in Houston average a high of 65 degrees and a low of 47 degrees.
The holiday season may provide its share of challenges for home sellers, but can also narrow the field of target buyers. The bottom line is, you may not want to put off selling your house this time of year, but be patient.
