As a buyer, ask for it. As a seller, offer it – even if it's just for one year.
"It's about $400," said Realtor Jay Bradley of Bamboo Realty. "You can't beat that with a stick."
Bradley's talking about home warranties.
While an inspection will divulge what's already wrong with the house, a warranty will cover unexpected repairs.
Bradley said he's had properties with air conditioners that pass inspection, only to go kaput two weeks later.
"It's for the things that no one can predict and can be really expensive to repair, especially for first-time homebuyers who are using all their money just to get in the house," Bradley said. "A lot of times, it's maintenance. Other times, it's simple things."
