Selling a home is all about getting top dollar for your property in the shortest time possible. Getting the home ready to list indeed takes a lot of time, and certainly involves careful planning, but is a sharp move and in doing so gives potential buyers the impression that the home is well cared for and properly maintained. There are several successful tips to follow when getting your home ready to put on the market.
First of all in order to have a successful sale one must disassociate themselves from the property. Detaching oneself emotionally is the most difficult step to take because so many embraceable and fond memories are tied to the home. If one looks at the selling of the home logically, knowing that one day it will no longer be theirs, it will be…
I Love My Pet but My Home is For Sale - Pet Quandaries

It's a good thing Jesse and Butterfinger didn't mind car rides.
No way was I going to leave them in the house when someone was coming to see it. The hamsters had colorful cages, and were really quite cute. But, they're rodents. They stink, they kick wood chips through the bars of the cage, and they get noisy running on the squeaky wheel.
I had nightmarish visions of a Realtor opening the door to my house, potential buyers sniffing the air, or even worse, witnessing the cat pounce on the hamsters for a mid-day snack should they get loose.
Indeed, as much as we love our pets, they are unpredictable and can kill a house deal.
Realtor Carol Knott of Remax in The Woodlands said sometimes people won't even look at a house if they know pets have been living in…

To Repair or Not To Repair - That is the Question
How would buyers view your house?
As a homeowner, we may think our home looks great as it is with few changes or upgrades necessary to appeal to buyers. Some flaws or imperfections that we see every day may slip under our radar and we may accept them because we are so used to seeing them.
An impersonal approach to viewing the appearance of your home will help point out changes that might be necessary. Take several pictures of the house from the front and sides. Keep in mind the importance of curb appeal so that you will see what visitors driving by to check out your home and the neighborhood see as well as those coming to your front door.
Spread these pictures out on your dining room table (after you have…

As the pumpkins and cornstalks give way to pine cones and mistletoe, you might be tempted to take your home off the market - particularly if you’ve already endured a long and fruitless summer buying season. But think twice before you take that step, because selling during the holidays - while tricky - can have some advantages, if you do it right.
First off, if you’re planning on having a number of holiday entertaining events at your home, or it’s an absolute must that you participate in your neighborhood’s extreme-decorating-extravaganza, this might not be the best time to sell. Rather than trying to squeeze in showings between parties or risk blinding prospective buyers with your light show, just temporarily de-list your home and put it back on the…

At the end of August 2010, there were approximately 55,000 houses for sale in Houston.
At the same time last year, there were approximately 32,000.
Furthermore, according to House Almanac, the median house value in Houston in 2008 was slightly more than $122,000. In 2009, the median house value in Houston was $115,900 – a drop of nearly five percent.
The same Web site reports that 19 percent of homes are leased to renters.
Is there a trend towards leasing instead of selling?
Certainly sellers aren't too keen on the idea of a short sale, never mind foreclosure.
Realtor Judy Bell of The Bell Team – Keller Williams Realty in The Woodlands said there are several reasons why someone would opt to be a landlord rather than a seller.
Maybe it's because the homeowner is…
