Homebuilders in Houston have had to be creative to keep their businesses profitable. Due to the lackluster housing market, homebuilders like ZK Homes have become more innovative in their business strategies. Established in 2004, ZK Homes, owned by Lee Zieben and John Kirksey, Jr., began just shy of the economic downturn. Zieben discussed how his company has weathered the economic storm as well as his perspective on what’s ahead for the Houston building market in 2011 and beyond. Zieben adds a little political insight, too, as he ran as a Republican for the State Representative for District 137 in 2004 and in 2002 became one the youngest gubernatorial appointees in Texas history.

There are two kinds of homes in this world – the kind that are already standing and ready for you to make your own and the kind that you have to build from the ground up and get to personalize along the way. Fortunately, both are readily available and you don’t have to own a hammer to get into either one, although you will need preapproved financing. The hard part for many homeowners is deciding which is best – to build a home from the ground up or to buy one that is move-in ready.
Time Is on Your Side
If you’re sitting in an apartment planning to build your first home, you have all the time in the world. Even if you lease is running out, you can still likely do a month-to-month lease or a short-term lease without too much trouble. Going from leasing to…
Have You Seen Katy Texas Lately?

Katy, Texas has always had an unassuming existence, shadowed by some of Houston’s flashier suburbs. For much of Katy’s past, its commercial and residential areas felt more like a small town outside of Houston rather than an outlying suburb. Sure, Katy Mills mall caused a bit of a stir a little over a decade ago, but after all the excitement, Houston’s attention moved elsewhere ending the community’s 15 minutes of fame. However, the Katy Mills megamall was just the beginning of what has become a massive groundswell of growth. The area has been expanding like wildfire underneath everyone’s noses. If you haven’t been to Katy in a while, you’d hardly recognize it today!

Director of Special Events D’Nita Kuhn said, “It was an academy awards-style event for the Houston building industry. Special thanks goes to the incredible sponsors. It would have been impossible to create such a remarkable event without their help.”
A panel of judges from outside the Houston market performed onsite judging for each of the entries. “The judges were from all over the country—one was even from Canada this year!”…

Mixed-use developments are reemerging throughout the country. A mixed-use property is typically a multi-level building that provides residences on the upper levels, while also offering office and retail space. It is essentially a one-stop shop for residents, allowing them to live, work and shop right in their own back yard.
Once a staple of city life, mixed-use buildings were common urban dwellings. During Houston’s bustling beginnings, there were many mixed-use properties around downtown until suburban living took hold. As Houston grew, city dwellers moved into planned residential neighborhoods that now reach far outside the city’s limits.
Recently, mixed-use residential projects have returned to urban areas with properties cropping up in all major U.S.…

Tried and true, or shiny and new?
People in the market for a home often find themselves wondering if they should go ahead with the charmingly retro option, or the glossy, stainless steel, modern one.
Vanessa Nickolas, a real estate agent with Karapasha Team Realtors, Re/Max Westside said there's a "definite difference" in what home buyers are looking for from one year to the next. Last year, approximately three out of five of her closings were on new homes, she said.
But this year, more of her clients are shopping re-sale. "Even though buyers can find excellent deals in new construction, some don't wait to wait for a return on their investment," Nickolas said. "Usually if you purchase a new home, you have to wait five to seven years to see a return."

If you’ve finally decided it’s time to get the house of your dreams and have been unable to find a house on the market, building may be your best option. If you think building is out of the question based on expenses, this is not necessarily true. You can build the home of your dreams on a budget.
